What does it mean to be pre-qualified?
Who can do this?
A "pre-qualification" letter is from a bank or mortgage company. The letter states that, upon final verification of certain debt/income information from a potential borrower, the bank or mortgage company agree to lend a specified amount for the purchase of a new home. A qualified loan officer from a bank or mortgage company can pre-qualify someone usually within 24 hours (The actual loan process usually takes approximately 30 days or less). A RELO® Relocation Coordinator can put you in touch with a qualified mortgage counselor.
Is it a good idea to be pre-qualified before I start my search for a new home?
Yes, absolutely. The pre-qualification letter, while it does not provide final loan approval, does provide a housing market guideline for the potential buyer. It gives the buyer a realistic idea of affordable price range and also indicates to the real estate agent and the seller, that you are a serious and qualified buyer.
I need help in arranging financing for my new home, can you help me?
Yes. RELO® can put you in touch with a qualified loan officer that would be able to provide you with pre-qualification and the actual financing and loan process for purchasing your new home.
What is seller disclosure?
Seller disclosure requires you to disclose any hidden or unseen material defects that could affect the property value. The information allows buyers to immediately know the condition of the property and it enables sellers to be up-front and avoid paying additional costs to the buyer during the inspection.
When is the best time to sell my house?
Traditionally, the Spring (April-June) and Fall (August-October) seasons have been noted for booming real estate markets. Parents may wait until school lets out in June before moving their families to a new community or before school starts in September. The home is displayed in a much better light without the drawback of snow, ice or a muddy front yard.
How do I find a good home inspector?
Ask your Realtor for advice. When you do start to evaluate inspectors, ask the following questions:
Is the inspector a member of ASHI (American Society of Home Inspectors)? Are they bonded, licensed and insured? Ask for references and check them carefully. Ask what is included in their fee and approximate times for the inspection Don't settle on the first company you call, check with several companies before making a decision.
