Use Curb Appeal to Draw Home Buyers In

There are many small cosmetic touches that can increase your home's value by thousands of dollars. Improve your home's "curb appeal" by adding a row of flowers to the walkway, trimming the shrubs and painting, even if it's just the side of the house that shows from the street or the front door. Real Estate Home Staging Tips

Before the first buyer walks in your door, you want to engage the buyer's senses. Lighting is critical. Draw back curtains, open blinds, change light bulbs and add lighting where needed to welcome the buyer. Enhance the ambiance with music playing lightly in the background and insure a pleasing aroma emanates from every room.

When you actually start showing buyers around, there are many small ways to make your home more appealing:

  • Remove all clutter from the house.

    • All countertops should be free and clear.
    • Removed unnecessary furniture throughout the house.
    • Remove the art gallery and coupon collection from the refrigerator.

  • Check the bathrooms.

    • All bathroom surfaces should be clean and clear.
    • Shower curtains and doors should be hung properly.
    • Flooring should be clean and fresh.
    • Put fresh towels in the bathroom
    • Hang all towels and bath linens neatly.

  • Check the walls.

    • Paint and wallpaper should be fresh and clean.
    • All walls should be free of holes.
    • Check for objects on the walls that need to be removed.

  • Check the floors.

    • Carpet and all throw rugs should be clean and free from stains
    • Hard surface floors should be clean and free from stains.

  • Check windows and window coverings.

    • All the window glass and sills should be clean.
    • Draperies and blinds should be straight and clean.

  • Check all pet areas.

    • Remove signs that this is a pet's home. Clean and remove kitty litter, pet toys and bedding.
    • Be sure their is no unpleasant pet aroma.
    • Try to air out your home prior to showings.
    • If air freshener is necessary, use well before showings as a consideration to those with allergies.

  • Set the mood prior to showings.

    • Open draperies and blinds.
    • Turn on all the lights.
    • Fluff up pillows on couches and beds.
    • Set the dining room or kitchen table if you have particularly nice linen or china.
    • If you have a fireplace, light a fire in the winter.
    • Turn on the radio to a classical music station, set the volume on low.
    • Simmer a few drops of vanilla on the stove, or, if you have time, cook a batch of cookies to have the warm, welcoming aroma permeating the home.
    • Keep any pets out of sight.
    • Leave the house when being shown by your realtor, so that they are free to deal with prospective buyers in a professional manner.
    • When preparing your home, think about the techniques that are used to show builders' model homes.
